Real estate crowdlending is a participatory financing model in which a group of investors lends capital to developers or owners to build, acquire or improve property. In exchange, lenders receive scheduled payments at a previously agreed interest rate.
Unlike equity crowdfunding, you do not buy a share of the property: you lend money under a clear contract with defined terms and formal collateral such as a mortgage, a trust (fideicomiso) or a personal guarantee.
In Ecuador this model is gaining momentum because it lets small and mid-sized investors access the property market without having to buy a whole asset, while developers diversify their funding sources beyond traditional banking.
